Head of Portfolio Management - Real Estate

Black & Grey HR is hiring for a Head of Portfolio Management- Real Estate for a leading diversified business group. We are looking for an experienced real estate leader to drive the complete commercial real estate portfolio, from development and commercial strategy to asset management and facility operations. The ideal candidate will be responsible for maximising portfolio value, ensuring operational excellence, leading high-performing teams, and contributing to the organization's long-term growth strategy.

Roles & Responsibilities Commercial Strategy -Develop and execute commercial real estate strategies to maximize occupancy, revenue, and asset value. -Conduct market research, feasibility studies, and pricing analysis to support investment decisions. -Build and maintain strong relationships with tenants, clients, and key stakeholders.

-Lead leasing and go-to-market strategies for new developments. Development & Project Delivery -Oversee the complete project lifecycle from planning to handover. -Coordinate with design, engineering, and construction teams to ensure timely and quality project delivery. -Evaluate new development opportunities through feasibility and risk assessments.

-Promote sustainable and innovative development practices. Commercial & Contract Management -Manage lease agreements, commercial contracts, and project commercial activities. -Lead tendering and contractor selection in line with company policies. -Monitor contractor and supplier performance to ensure quality and cost efficiency.

Property & Facility Management -Oversee property and facility management operations across the portfolio. -Ensure preventive maintenance, operational efficiency, and tenant satisfaction. -Improve asset performance through data-driven facility management practices. Financial & Business Management -Manage the Commercial Real Estate P&L, budgets, and financial performance.

-Monitor project costs, revenues, and identify opportunities to improve profitability. -Support long-term business growth through strategic planning. Leadership & Governance -Lead and develop cross-functional teams while driving high performance. -Establish policies, operational standards, and best practices across the function.

-Ensure compliance with health, safety, quality, and environmental regulations. -Drive continuous improvement and organizational change initiatives. -Prepare performance reports and support executive decision-making Requirements -10–15 years of progressive experience in Commercial Real Estate, Property Development, Asset Management, or a related industry.

-Minimum 5 years of experience in a senior leadership or management role. -Proven experience managing large-scale commercial real estate portfolios or development programs. -Bachelor's degree in Real Estate, Civil Engineering, Architecture, Business Administration, or a related discipline. -Master's degree or MBA will be an added advantage.
