Job Title: Head – Land & Building Valuation (Income Approach / DCF Led | Mumbai & Pune Focus) Location: Mumbai (with strong operational coverage in Pune) Reporting To: Managing Director / CEO About the Role We are seeking a seasoned Valuation Leader to head our Land & Building Valuation Division, with a strong specialization in Income Approach and Discounted Cash Flow (DCF) methodologies.

The role requires deep expertise in institutional-grade property valuation and an established network with Banks, NBFCs, ARCs, and other lenders across Mumbai and Pune. This is a revenue-driven leadership role responsible for technical excellence, business generation, regulatory compliance, and scaling the valuation vertical.

Key Responsibilities

1️⃣ Lead Income-Based Valuation Practice (Core Mandate) Conduct and supervise DCF-based valuation of: Commercial office assets IT Parks Retail developments Industrial properties Income-generating residential portfolios Build 10–15 year cash flow projections Derive and justify: Discount rates (WACC-based approach) Exit capitalization rates Terminal value assumptions Conduct sensitivity and stress testing Apply residual DCF models for development land valuation Ensure institutional-grade defensible reports 2️⃣ Institutional & Lender Engagement (Mumbai & Pune – Mandatory) Maintain and expand relationships with: PSU Banks Private Banks NBFCs ARCs Credit funds & PE lenders Drive empanelment with leading financial institutions Present valuation reports before credit committees Generate valuation mandates through active lender network Build strong presence across key micro-markets (BKC, Lower Parel, Thane, Hinjewadi, Kharadi, etc.)

Analyze property market trends, pricing structures, and revenue projections. Develop financial models, discounted cash flow (DCF) analysis, and ROI assessments for real estate projects. Assess capitalization rates, rental yields, and market demand factors to support investment decisions. Regulatory & Compliance Adherence: Ensure valuations comply with RERA, RBI, and other regulatory guidelines.

Stay updated on local development regulations, FSI calculations, TDR policies, and municipal guidelines. Market Research & Benchmarking: Conduct comparative market analysis (CMA) to determine competitive pricing and project feasibility. Monitor Mumbai & other major cities’ real estate market trends, demand-supply metrics, and economic factors influencing valuations.

Develop, Maintain update database of property transaction prices across India with the help of Quantum research team. Evaluate government policies, infrastructure developments, and premium calculations affecting project valuation. Stakeholder & Client Engagement: Collaborate with investors, banks, and financial institutions for valuation-related discussions.

Coordinate with developers, brokers, and regulatory authorities for valuation reports and approvals. Present valuation findings to senior management, partners, and board members. Risk Assessment & Due Diligence: Identify risks associated with property transactions, encumbrances, and financial viability. understanding of technical due diligence on asset acquisition, asset under development and land development potential.

Work with audit teams to validate valuations for internal and external reporting. Key Requirements: Qualifications & Experience: Bachelor’s/Master’s degree in Finance, Real Estate, Economics, or a related field. 10+ years of experience in real estate valuation, investment analysis, and financial modelling. RICS (Royal Institution of Chartered Surveyors) or IOV (Institution of Valuers) certification is preferred.

Strong understanding of India’s real estate market, land valuations, and regulatory framework. Experience working with developers, valuation firms, or financial institutions on large-scale projects. Skills & Competencies: Expertise in valuation methodologies (DCF, cost approach, income approach, market approach). Proficiency in financial modelling, Excel, Argus, and real estate valuation software.

Strong negotiation, stakeholder management, and presentation skills. Ability to analyze legal documents, title deeds, and municipal approvals. understanding of FSI utilization, premium charges, and redevelopment valuation.
