About Deluxe Holiday Homes Deluxe Technologies is the Armenia arm of the Deluxe Homes Group — a Dubai-based group managing 700+ premium short-term rentals across several licensed entities, a real- estate brokerage and joint ventures. We are building the group’s financial control and analysis function in Yerevan, working hand-in-hand with the Dubai accounting team in the same time zone.

Role Overview We are looking for a hands-on Financial Controller to own the group’s budgets, consolidation, cost control and financial analysis. You turn clean accounting data into a clear picture of where the money goes, what each property and entity earns, and where the cash will be. This is a broad ownership role. Alongside control and consolidation, you carry the FP&A and cash-flow work yourself for now — budgets, variance, unit economics, dashboards and forecasting — and you own the group’s spend limits and approval thresholds.

You work as a peer to the Dubai-based Chief Accountant: they own the books and tax, you own the budget, the analysis and the numbers leadership decides on. Note: Day-to-day reconciliation and bookkeeping sit with the accounting team. You set the framework, control spend, and produce the analysis and reporting — you are not a bookkeeper.

Key Responsibilities

Budget and control

  • Build and own the annual group budget across all entities, bottom-up with department heads.
  • Set and enforce spend limits and approval thresholds; review and challenge material spend.
  • Drive cost optimization — find margin leakage, duplicate or unnecessary spend, and savings. Consolidation and reporting
  • Produce the consolidated monthly management pack — P&L, balance sheet, cash flow — with variance vs budget and prior period.
  • Prepare owner and JV reporting packs (HIVE, PCAE) and partner-performance summaries.
  • Define accounting policies, the chart of accounts and the intercompany model with the Chief Accountant. FP&A and; cash-flow
  • Run budget-vs-actual and variance analysis by entity and department.
  • Model unit economics, pricing and margin; build and maintain management dashboards.
  • Own cash-flow and scenario forecasting, and liquidity visibility for the group. Partnering
  • Provide decision-support analysis (pricing, capex, new entity, build-vs-buy) to the Deputy GM and the Owner.
  • Oversee the quality and timeliness of the Armenia accounting team’s output.
  • Act as the independent control point, with a dotted reporting line to the Owner. Required Qualifications
  • Qualified or part-qualified (ACCA / CIMA / CPA) or a strong finance degree, with 5+ years in financial control, FP&A or senior management accounting.
  • Hands-on consolidation across multiple entities, plus strong budgeting, variance and cost control.
  • Excellent financial modelling — budgets, unit economics, cash-flow and scenarios in Excel / Sheets (BI tools a plus).
  • Works under IFRS; comfortable owning policies, the chart of accounts and the intercompany model.
  • Fluent written English (the group operates in English) and able to work UTC+4 with the Dubai team.
  • Decisive operator — you make the calls in your remit and report after. We will reference-check this.
  • AI tools used daily (ChatGPT, Claude) for analysis, modelling and reporting. Not optional in 2026.

Preferred Qualifications

  • Hospitality, real-estate or multi-property group experience.
  • Guesty, ERPNext or a similar PMS / ERP reporting environment.
  • Russian and / or Armenian in addition to English.
  • Has set up budgets, dashboards or an FP&A function from scratch.
  • Group / joint-venture reporting experience.
