Property Community Schemes Manager

Red Ember Recruitment is seeking a highly experienced Property Community Schemes Manager to join our client's team based in Kuils River. This is an excellent opportunity for a seasoned property professional with extensive experience managing Sectional Title and Homeowners' Association (HOA) portfolios.
Key Responsibilities
Manage a portfolio of community schemes, ensuring the efficient day-to-day operation of each property. Build and maintain strong relationships with trustees, owners, residents, and service providers. Coordinate and oversee all maintenance and repair work, ensuring properties are well maintained. Prepare, manage, and monitor budgets, levy collections, payments, and financial reporting.
Ensure compliance with the Sectional Titles Act, HOA constitutions, and all relevant legislation. Enforce scheme rules and regulations professionally and consistently. Coordinate and attend Annual General Meetings (AGMs), Special General Meetings (SGMs), trustee meetings, and committee meetings. Prepare meeting packs, agendas, minutes, and reports for Boards of Trustees.
Manage contractors and service providers, ensuring quality service delivery and contractual compliance. Handle owner and resident enquiries, complaints, and dispute resolution in a professional and timely manner. Conduct regular property inspections and identify maintenance requirements. Ensure all statutory compliance requirements are met.
Provide professional advice and guidance to Trustees on governance and operational matters.
Requirements
Minimum 5 years' experience as a Property Community Schemes Manager, managing Sectional Title and HOA portfolios. Strong working knowledge of the Sectional Titles Schemes Management Act, Community Schemes Ombud Service (CSOS) Act, and other relevant property legislation. Proven experience managing budgets, financial reporting, levy collections, and expenditure.
Excellent communication, interpersonal, and stakeholder management skills. Strong negotiation, conflict resolution, and problem-solving abilities. Highly organized with excellent planning and time management skills. Ability to work independently while managing multiple portfolios. Proficient in Microsoft Office. Experience using WeConnectU property management software will be highly advantageous.
Valid South African driver's license and own reliable transport.
