COMPANY DESCRIPTION Impact Housing (IH) is a vertically integrated modular design-builder and developer headquartered in Southern California. Our mission is to continuously evolve the world’s most sophisticated and efficient housing delivery system. We pursue this mission by reimagining every element of how multifamily projects are designed, manufactured, and built—driving down costs, shortening schedules, and expanding access to high-quality housing for the people who need it most, whether through LIHTC or unsubsidized projects.

To date this decade, the IH team has built or is actively developing close to 1,500 modular units demonstrating a scalable, repeatable path to affordability. With the capability to produce approximately 1,000 units per year today, IH is expanding to meet growing demand in San Diego, Los Angeles, and beyond. We are now entering the next stage of our growth and strengthening every team across the company to achieve our next set of goals.

We plan to manufacture and build more than 10,000 units through 2030. To accomplish this, we are implementing the Lean Standard Model company-wide; deploying AI at every level of the company; and positioning IH as a national thought leader in modular development. The foundation for our success is firmly in place. POSITION SUMMARY

The Business Development & AI Systems Analyst is the junior analytical and systems-building seat supporting Impact Housing’s business development and asset management work. The position produces the research, screening, comparison analysis and proposal materials that the senior team relies on to pursue and win third-party projects, and is expected to continuously improve how that work gets done using AI, automation and structured data.

The goal is a team in which information is captured once and reused, repetitive work is automated wherever practical, routine deliverables are produced faster and more consistently, and senior team members spend more of their time on judgment, relationships and decisions. Business Development and Asset Management will serve as an early pilot for AI-enabled operations at Impact Housing; the position is dedicated to this team rather than serving as a company-wide AI resource.

This is a support role by design. Any outreach the Analyst performs is in support of the senior team’s efforts rather than independent origination, and the position carries no commission. It is structured as a development seat for an early-career candidate who is highly analytical, curious about how systems work and comfortable with emerging AI tools, and who is expected to progress toward a senior origination, asset management or operations role over time.

KEY RESPONSIBILITIES

AI, Systems & Workflow Development Learn the team’s business development and asset management processes end to end, including the underlying data, documents, handoffs and recurring deliverables, and identify work that can be standardized, automated or supported by AI. Build, test and maintain working AI-enabled workflows, agents, prompts, templates and automations for research, analysis, proposals, pipeline management and recurring reporting.

Convert informal processes and institutional knowledge into documented, repeatable systems so that information generated once is reused rather than recreated or re-entered. Test AI outputs for accuracy and build in human review and quality-control steps before incorporating them into recurring work. Monitor emerging AI capabilities and help team members adopt new tools in ways that fit how the team actually works.

Business Development Analysis Conduct pipeline and market research — identifying prospective developers, general contractors, owners and strategic partners, and monitoring competitor and submarket activity. Track CTCAC, CDLAC, HCD and other funding rounds, applications and awards, and translate them into actionable business development intelligence.

Screen prospective deals with preliminary unit count, building characteristics, cost per square foot and feasibility comparisons against Impact Housing’s product, manufacturing and delivery criteria. Maintain the LIHTC deal database, the conference tracking database and other structured databases of prospective projects and counterparties.

Prepare background research and briefing notes ahead of client, partner and investor meetings. Proposals, CRM & Reporting Assemble and format proposal and pitch materials, including project plan proposals, benchmark cost proposals, teaser decks and one-pagers, and maintain reusable content so that project-specific materials can be generated quickly from standardized source information.

Maintain CRM data integrity in Hub. Spot — records, dashboards and activity reporting — and improve how data is structured to support reporting, follow-up and decision-making. Connect research, CRM, project data and recurring reports where practical so the team operates from a consistent information base. Support asset management reporting as needed, including the multi-property reporting workbook and periodic reporting packages.

Day-to-Day Responsibilities Research a developer or project ahead of a business development meeting. Use AI tools to analyze a new funding award list and flag high-priority prospects. Screen a prospective project against Impact Housing’s criteria. Update Hub. Spot, the active opportunity pipeline and weekly activity reports.

Prepare or revise a client proposal, one-pager or meeting materials. Review property management reports and organize material variances. Build or improve an automation, AI research agent or dashboard, and document it once tested.

QUALIFICATIONS

One to two years of professional experience, internships included. Recent graduates with significant relevant project, internship or AI experience are encouraged to apply. Prior Experience: Real estate, finance, development, consulting, business operations, market research or construction preferred but not required. Deep prior experience with LIHTC or modular construction is not required; Impact Housing is more interested in a highly capable, AI-native analyst who can learn the business quickly.

Required Skills

and Attributes Advanced Excel — comfortable building comparison models and working with structured and large data sets without supervision. Active, hands-on use of generative AI tools, with a strong grasp of prompting and context management and an interest in moving beyond basic chatbot use toward agents and repeatable workflows.

Ability to understand a business problem before automating it, and sound judgment on when AI can accelerate work and when human review remains essential. Ability to research unfamiliar subjects quickly, with accuracy, attention to detail and disciplined source verification. Strong PowerPoint and document formatting skills and clear written English suitable for client-facing materials.

Comfort with ambiguous problems and a willingness to test, revise and improve rather than wait for a perfect solution. Ability to manage several concurrent requests, communicate status without being prompted and document processes clearly enough for others to follow. Demonstrated analytical ability and evidence of self-taught fluency with emerging technology matter more than the specific major.

Preferred Qualifications

Experience with Claude, ChatGPT or comparable AI platforms beyond basic consumer use, including AI agents or automated workflows. Experience with automation platforms, APIs, no-code/low-code tools or scripting. Hub. Spot or another CRM platform, Smartsheet, and Power BI or similar reporting tools. Familiarity with CTCAC, CDLAC or HCD affordable housing programs, or real estate development and underwriting.

Exposure to modular, offsite or prefabricated construction. Bilingual English and Spanish.

EDUCATION

AND CREDENTIALS Bachelor’s Degree REQUIRED. Preferred disciplines: business administration, real estate, finance, economics, data analytics, information systems, engineering, urban planning or construction management.

COMPENSATION

Base pay of $31.25/hr. to $36.05/hr. – DOE Health Benefits: Medical, Dental, Vision, FSA Sick time Holiday pay Ownership of company equity 401K Retirement Plan PHYSICAL REQUIREMENTS This position is based in Los Angeles and is primarily an office role. Occasional travel to Impact Housing’s manufacturing facility, the San Diego portfolio, client offices and project sites, including the ability to walk active construction sites and wear required personal protective equipment.
