About the Role

We are seeking a P2 Senior Professional to join our Value and Risk Advisory team in London, specialising in the healthcare sector. This role offers an exciting opportunity to work across a diverse portfolio of healthcare assets including elderly care homes, specialist care, and hospitals. You will deliver high-quality valuations for leading healthcare operators, investors, lenders, and public sector organisations.

Key Responsibilities

Healthcare Property Valuations Undertake RICS Red Book valuations across various healthcare property types including elderly care homes, specialist care, hospitals, and medical centres. Prepare valuations for multiple purposes including secured lending, financial reporting, acquisition/disposal, portfolio management, and statutory accounts.

Value healthcare properties on appropriate bases including Market Value, Fair Value, Market Rent, and specialised healthcare operational bases where relevant. Sector-Specific Analysis Develop deep expertise in healthcare real estate fundamentals. Analyse care quality ratings (CQC), demographic demand drivers, regulatory frameworks, and operational performance metrics that influence asset value.

Assess location-specific factors including catchment demographics, competing provision, local authority fee structures, and planning constraints unique to healthcare use classes. Financial Modelling & Reporting Build robust financial models incorporating healthcare-specific inputs: bed spaces and utilisation rates, fee income structures, EBITDARM multiples, and operational covenant strength.

Produce clear, defensible valuation reports that communicate complex technical analysis to both property specialists and healthcare sector clients. Ensure all outputs meet RICS Valuation – Global Standards requirements and internal quality protocols. Client Relationship Management Act as a trusted advisor to operators, investors, lenders, and public bodies.

Understand client commercial objectives, provide strategic insight beyond the valuation figure, and respond to technical queries with clarity and confidence. Build lasting relationships that position you as their first-call healthcare valuation specialist. Quality Assurance & Compliance Maintain rigorous standards across all work.

Conduct thorough due diligence, cross-check assumptions, and ensure valuations withstand scrutiny. Stay current with RICS guidance updates, regulatory changes affecting healthcare property, and emerging market trends. Contribute to internal peer review processes and mentor junior team members. Business Development Support Identify opportunities within existing client relationships and contribute to pitch preparation for new instructions.

What You Bring Essential Requirements MRICS qualified (or AssocRICS working toward MRICS) with Registered Valuer status 3–6 years PQE in commercial property valuation, with demonstrable healthcare sector exposure Strong technical grounding in RICS Red Book standards and valuation methodologies Experience valuing operational property with income-dependent characteristics Proven ability to build financial models and analyse investment performance Exceptional written communication skills—your reports set the standard Client-facing confidence with the judgment to manage sensitive instructions Proficiency in Microsoft Excel, Word, and valuation software platforms Desirable Attributes Previous experience within a specialist healthcare or alternative sectors team Understanding of CQC regulatory framework and care sector economics Knowledge of healthcare planning policy (Use Class C2) and development viability Exposure to portfolio valuations and large-scale lending instructions Track record of developing client relationships that generate repeat business Why This Role Matters Healthcare real estate represents one of the UK's most resilient and essential property sectors, underpinned by inescapable demographic trends and structural undersupply.
