Schedule: Monday through Friday 9:00 am to 6:00 pm Target Pay: $24.86 per hour Role Overview: The Apartment Inspector I is an entry-level individual contributor responsible for completing routine apartment inspections using the approved checklist and documenting findings accurately.
The role builds foundational inspection skills, follows established quality standards, escalates questions and non-routine conditions for review, and reports directly to the Manager, Unit Turns. At Park La Brea (PLB), the Apartment Inspector I walks apartment homes at set points in the resident lifecycle, records condition with notes and photographs, performs basic maintenance tasks, and helps keep the community's 4,200+ apartment homes clean, safe, and move-in ready.
The role works alongside Facilities, Leasing, and Experience teams and relies on more experienced inspectors and the Manager, Unit Turns for judgment calls on damage, scope, and charges. This role is based on-site at Park La Brea in Los Angeles, California, on a full-time schedule and requires frequent mobility across community grounds, buildings, and apartment homes.

A developing inspector building a trained eye for apartment condition, quality, workmanship, safety, and presentation. An accountable individual contributor who follows priorities established by the Manager, Facilities and completes assigned inspections on schedule, seeking guidance when needed. A disciplined documenter who records objective findings, photographs, scope details, and required follow-up accurately and consistently using established procedures.
A practical problem solver who can perform basic minor maintenance corrections within training, authorization, and available time, recognizing when additional support is needed. A calm, factual communicator who handles routine resident-facing conversations about condition, damage, and access professionally and refers questions about potential charges or complex concerns to the appropriate team member.
A collaborative partner who shares inspection observations and seeks technical guidance without directing team members or assuming supervisory authority. Safety- and risk-minded, with the judgment to recognize hazards, follow established procedures to protect the work area, and escalate concerns promptly. An acute attention to detail and the ability to follow a checklist, observe apartment condition, and document findings accurately.
An effective oral, listener, written communicator, and the ability to present yourself professionally in appearance and demeanor. Comfortable learning and using mobile inspection tools, photo documentation, Microsoft Office, and property-management software. Key Responsibilities
Apartment Inspections & Documentation Complete assigned routine apartment inspections, primarily pre-move-in and move-out inspections, following the approved checklist and schedule. Physically walk each apartment and visually inspect every checklist item against Park La Brea's quality standards. Record observed conditions, deficiencies, and safety concerns with clear notes and supporting photographs, including photographs of damage or potentially chargeable repairs after move-out.
Note conditions that may be resident-caused damage or alterations and route them for review; damage and chargeback determinations are made by more experienced inspectors or management. Re-check apartments when assigned and report corrective work that appears incomplete or below standard to the Manager, Unit Turns for follow-up.
Enter inspection records accurately in designated systems and keep files and completed paperwork organized per company standards. Reporting & Operational Handoffs Submit completed checklists, notes, and photographs to the Manager, Unit Turns promptly through the established workflow. Clearly identify the location and condition of each item needing repair so the appropriate team can act on it.
Prepare and update routine inspection reports as assigned. Escalate incomplete work, access barriers, missing materials, and schedule conflicts to the Manager, Unit Turns. Identify work scope, priority, scheduling, and vendor involvement as necessary. Manager, Unit Turns Quality Standards & Basic Maintenance Learn and consistently apply the approved inspection checklist and quality standards; Perform basic maintenance tasks in vacant apartments when trained, authorized, safe, and practical, and document the completed work.
Share observations and ideas for improving inspection processes with the Manager, Unit Turns. Develop familiarity with general restoration costs using current approved references Resident & Cross-Functional Service Respond to residents with calmness, professionalism, and confidence, and refer disputes, exceptions, policy questions, and charge decisions to the appropriate manager.
Coordinate inspection access with Facilities, Leasing, and Experience teammates so apartments stay on schedule for move-in readiness. Maintain professionalism and protect confidential resident and company information. Safety, Compliance & Training Recognize and immediately report safety hazards, habitability concerns, and urgent building issues to the Manager, Unit Turns.
Follow approved practices for apartment entry, tools, equipment, chemicals, PPE, and incident reporting; when on grounds, pick up litter and report risks or service needs. Understand and follow Fair Housing, landlord-tenant, and company-policy requirements that apply to apartment entry and inspections. Complete all required and recommended training within the learning management system, necessary EPA and OSHA safety training as assigned.
Requirements
Prior apartment inspection, unit-turn, multifamily maintenance, or property-operations experience preferred; equivalent training or hands-on experience will be considered. Basic understanding of, or willingness to learn, Fair Housing and landlord-tenant requirements as they apply to apartment entry and inspections. Familiarity with Real.
Page or comparable property-management software preferred. Attention to detail and the ability to follow a checklist, observe apartment condition, and document findings accurately. Basic knowledge of minor apartment maintenance repairs and a willingness to learn workmanship standards. Ability to prioritize, manage time, and follow a daily schedule across a large, multi-building community.
Proficiency with Microsoft Word, Excel, Outlook, and Teams, and the ability to learn mobile inspection and photo-documentation tools.
