Maintenance Manager – Swan Luxury Studios

Swan Luxury Studios, a newly renovated 160-unit apartment community , is seeking an experienced, hands-on Maintenance Manager to oversee the maintenance and upkeep of the property. Because the community has recently undergone a major renovation, we are looking for someone who will take pride in maintaining the improvements, protecting the condition of the property, and staying ahead of preventative maintenance .

Key Responsibilities

Oversee all day-to-day maintenance operations Respond to and complete resident work orders promptly Troubleshoot and repair HVAC, plumbing, electrical, appliances, and general maintenance issues Complete apartment turns and ensure units are move-in ready Perform routine property inspections and preventative maintenance Maintain the newly renovated units, common areas, amenities, and building systems Identify warranty or renovation-related issues and communicate them to management Maintain the pool, grounds, mechanical areas, and common spaces Coordinate and oversee vendors and contractors when needed Maintain inventory of maintenance supplies, tools, and equipment Help control maintenance expenses and obtain bids when necessary Communicate regularly with the Property Manager regarding repairs, property conditions, and upcoming needs Participate in the after-hours emergency/on-call rotation Qualifications Multifamily/apartment maintenance experience required Maintenance leadership or supervisory experience preferred Strong knowledge of HVAC, plumbing, electrical, appliances, and general building maintenance EPA/HVAC certification preferred CPO/Pool certification preferred Ability to troubleshoot and complete repairs independently Strong organizational, communication, and leadership skills Valid driver's license and reliable transportation Dependable and able to participate in an on-call schedule Benefits We offer a competitive benefits package for eligible full-time employees, including: Health insurance Dental insurance Vision insurance Paid Time Off (PTO) Paid holidays 401(k) retirement plan Employee apartment/housing discount Bonus opportunities What We're Looking For We are looking for someone who treats the property as if it were their own .
