Assistant Lead Maintenance

A Maintenance Assistant at an apartment complex supports residential property operations by performing routine unit repairs, general upkeep, and preventative maintenance. Job Overview Role Type: Full-time, Permanent Starting Pay: $28.00 per hour Reports To: Property Manager or Lead Maintenance Technician Position Summary: Ensure apartment units, common areas, and grounds remain safe, clean, and fully operational for residents.

Key Responsibilities

Conduct basic diagnostic checks and troubleshooting on residential heating and cooling units. Turnover Maintenance: Repair and prepare vacant apartments for new move-ins, including painting, drywall patching, and light carpentry. Work Orders: Complete daily resident service requests for minor plumbing leaks, clogged drains, and broken fixtures.

Grounds & Amenities: Maintain the pool area, clear walkways, and remove trash from common spaces and leasing offices. Emergency Response: Participate in a rotating on-call schedule for urgent after-hours maintenance issues.

Qualifications

& Requirements Certification: EPA Section 608 or HVAC Certification (Must-have) . Experience: 1 to 3 years of residential apartment maintenance experience preferred. Technical Skills: Proficiency in basic plumbing, electrical, and appliance repair. Physical Demands: Ability to lift up to 50–75 lbs, climb ladders, and spend the day walking or standing.

Other Requirements: A valid driver's license and a reliable vehicle are often required for on-site transport.
