COMMUNITY ASSOCIATION MANAGER | PREMIER GOLD COAST CONDOMINIUM | SINGLE-SITE $95,000+ annually, commensurate with experience The Opportunity The Building Group is seeking an experienced, licensed Community Association Manager to lead the onsite management of a premier 130-unit condominium community in Chicago's Gold Coast/Streeterville area.

This is an excellent opportunity for an accomplished CAM who values the advantages of a single-site assignment and wants the opportunity to develop strong relationships with the Board, residents and building staff while taking meaningful ownership of the property's operations and long-term stewardship. The successful manager will serve as a trusted professional resource to the Board of Directors, overseeing day-to-day building operations, financial and capital planning, staff and vendor performance, resident service and major projects.

Why This Opportunity Single-site assignment — no portfolio management Manageable 130-unit condominium community in one of Chicago's premier residential neighborhoods Opportunity to develop a strong working relationship with the Board, residents and building staff Meaningful professional autonomy and opportunity to bring recommendations and solutions to the Board Support from The Building Group's accounting, administrative and senior management resources Competitive compensation beginning at $95,000+, commensurate with experience Strong emphasis on professional work-life balance Long-term career opportunity with an established Chicago management company What You'll Lead The Community Association Manager will provide professional leadership and oversight of the Association's operations, including Board and resident relations; annual budget preparation and financial reporting; operating and capital expense forecasting; capital projects; staff supervision and development; vendor and service-provider performance; property inspections and maintenance coordination; assessment collections; emergency procedures; and compliance with Association governing documents and applicable Illinois and municipal requirements.

The successful manager will be comfortable identifying issues, developing recommendations and presenting solutions to the Board , rather than simply administering day-to-day tasks. The Successful Candidate We are looking for an experienced CAM who takes pride in running an organized, well-maintained property; communicates comfortably and professionally with Boards, homeowners, staff and vendors; anticipates issues before they become emergencies; and approaches association management with a combination of exceptional service, financial discipline and sound judgment.

Candidates should possess: Current Illinois Community Association Manager License — required Demonstrated condominium/community association management experience Strong understanding of association financial statements, budgeting and capital planning Experience supervising building staff, vendors and capital projects Excellent written, verbal and interpersonal communication skills Strong organizational and problem-solving abilities Working knowledge of Microsoft Office and property-management technology Bachelor's degree preferred, or equivalent combination of education and relevant professional experience CMCA®, AMS® and/or PCAM® designation a plus (if TBG is comfortable adding this) Availability for approximately one evening Board meeting per month About The Building Group For more than 30 years, The Building Group has provided professional residential property management services throughout Chicagoland and today manages nearly 20,000 residential units.
