Agoura Hills Financial is a direct private money lender based in Southern California. We specialize in providing loans for difficult to fund properties and to borrowers that do not meet traditional financial institution requirements. Our focus is Commercial, mixed-use, residential, light industrial and multi-family. Our target LTV is 50% but we will consider up to 60% LTV based on credit and appraisal. At Agoura Hills Financial, you deal directly with the decision makers, and we typically provide same-day approvals on loans that meet our standard guidelines. Our private money rates and cost of funds are extremely competitive. We offer short term financing with a 90 day prepayment penalty along with more traditional programs with fully amortized loans.
