The Blacktop leadership team has a successful track-record of investing in and operating institutional portfolios across various real estate sectors.  Industrial outdoor storage (IOS) and industrial service facilities (ISF) is industrial zoned land that can serve as storage, parking and dispatch for heavy equipment, shipping containers, trucks, raw materials, etc. IOS/ISF complements traditional industrial uses (warehousing, manufacturing, etc.) and share the same user groups, such as E-commerce, construction, logistics and infrastructure. General Acquisition Criteria: - 3+ Acres of improved land with as-of-right zoning for industrial/heavy industrial uses - Manageable existing environmental issues - Deal size: $5M+ - Single asset & portfolio sale-leaseback transactions with qualified owner-operators - Can be paired with warehousing/logistics facilities Property use profile: Truck terminals, transportation storage, drop lots, shipping container storage, fleet vehicle parking, EV fleet terminal, construction equipment & material storage, equipment rentals, truck repair.
