Domatia is a specialist developer and investment partner in Purpose-Built Student Accommodation (PBSA) across Italy. We identify, acquire, and deliver high-quality student housing in key Italian university cities, working closely with international investors, operators, and local professional teams to unlock opportunities in one of Europe’s most under-supplied PBSA markets. Our team brings extensive experience in real estate development, acquisitions, funding, and international student housing operations. Domatia supports the full lifecycle of PBSA projects — from site sourcing and feasibility analysis to planning, development coordination, and delivery. In Florence, Domatia developed two of the first modern PBSA residences in the historic city centre: • S4 Florence (111 beds) – opened in 2022 • Il Santo Florence (220 beds) – opened in 2023 Both residences provide purpose-designed accommodation and services aligned with the expectations of international universities and students. A long-term lease agreement with New York University reflects the strong demand for high-quality PBSA in Italy. Building on this experience, Domatia is actively sourcing and developing new PBSA opportunities across major Italian university markets, working with a select group of investors, operators, architects, and advisors. Our approach combines international expertise with strong local knowledge, delivering sustainable, high-quality developments that enhance the cities in which we work.
