Job description

GEM Joinery is seeking a Quantity Surveyor to join the team and support the commercial delivery of bespoke joinery and façade packages. This role involves commercial management from contract award through to final account, working closely with design and operations teams on high-quality, design-led projects. The position is primarily office-based, with coordination across live projects as required.

Requirements

Key Responsibilities

  • Commercial Management o Manage project costs from contract award through to final account o Monitor budgets, costs, and overall project performance o Identify risks and support commercial recovery where required
  • Variations & Valuations o Prepare, submit, and agree variations o Assist in managing interim valuations and cash flow o Maintain clear and accurate records to support entitlement
  • Subcontract Management o Raise and agree subcontract packages o Manage subcontractor payments, budgets, and final accounts o Monitor subcontractor performance from a commercial perspective
  • Contract Administration o Support and maintain GEM’s contractual position through clear communication o Issue notices in a timely manner to address change, risk, and delay
  • Design & Coordination o Work closely with design and operations teams o Understand the impact of design development on cost and programme
  • Reporting o Assist in the preparation of monthly cost/value reporting o Track revenue, forecast cost to complete, and margin Requirements
  • Degree qualified in Quantity Surveying or similar
  • 3+ years’ experience (joinery, fit-out, façade, or main contractor)
  • Good commercial awareness and communication skills
  • Experience dealing with variations and design changes
  • Ability to manage workload across multiple projects Desirable
  • Experience with bespoke or specialist packages
  • Familiarity with platforms such as Procore, Viewpoint, CEMAR or similar
  • Experience working with Irish / UK main contractors KPIs (Role Performance)
  • Timely submission of variations and valuations

  • Cost-to-complete forecast accuracy
