Director of Property Management TRIO Commercial Property Group, Louisville, Kentucky Independent Contractor (1099): This is an ongoing 1099 independent contractor engagement with a consistent scope of responsibility. It is not a short-term or project-based contract. Anticipated annual contract compensation: $85,000–$120,000 based on experience Hidden Talent, a Louisville-based recruiting firm, is partnering with TRIO Commercial Property Group to identify an experienced commercial property management leader for this opportunity.
Hidden Talent will manage the initial stages of the recruitment process on TRIO’s behalf. The Opportunity TRIO Commercial Property Group is seeking an experienced commercial property management professional to provide senior-level leadership across its growing portfolio. This is a succession-minded opportunity for someone who wants to contribute beyond the management of an assigned group of properties.
The selected professional will work closely with TRIO Principal Becky Norton, develop a thorough understanding of the company’s clients, portfolio, service standards, and operating approach, and progressively assume greater responsibility for property management leadership. TRIO is a growing, entrepreneurial commercial real estate firm serving property owners throughout Kentucky, Southern Indiana, and select markets outside the region.
Because TRIO operates with a close-knit team, this opportunity is best suited to someone who is comfortable working with autonomy, exercising sound judgment, and contributing wherever their experience can make an impact. Louisville-area presence is required for property visits, client meetings, and collaborative work that needs to occur in person.
Scope of Services The Director of Property Management will: Provide strategic and operational oversight for a diverse commercial property portfolio. Build trusted relationships with property owners, tenants, vendors, and other business partners. Oversee property operations, budgeting, financial performance, reporting, maintenance, vendor performance, and capital projects.
Conduct property visits and maintain a strong understanding of property conditions, tenant needs, and operating priorities. Help resolve time-sensitive property and client matters, including urgent issues that occasionally arise outside normal business hours. Maintain TRIO’s standards for responsiveness, communication, and client service.
Identify opportunities to improve systems, processes, reporting, and portfolio efficiency. Provide guidance and leadership to other members of the property management team. Collaborate with TRIO’s leadership, accounting, brokerage, and support professionals. Learn the Principal’s current portfolio and responsibilities and support an intentional transition of increasing leadership responsibility.
Ideal Background TRIO is looking for a seasoned professional who brings: Approximately 10 or more years of progressively responsible property management experience. Significant commercial property management experience, ideally involving multiple property types such as office, medical office, retail, industrial, mixed-use, or high-rise properties.
Experience managing complex owner, tenant, vendor, and property relationships. Strong working knowledge of property operations, budgets, financial reporting, vendor management, and capital planning. The judgment and executive presence needed to represent property owners and TRIO professionally. The ability to organize work independently, manage competing priorities, and follow through without extensive oversight.
A practical, hands-on approach and comfort working in a growing company where responsibilities may extend beyond a narrow job description. Strong written and verbal communication skills. Candidates with sophisticated multifamily property management experience may also be considered if they demonstrate strong financial, operational, leadership, and client-service capabilities.
A Kentucky real estate license is preferred. Candidates who do not currently hold the appropriate license must be willing and able to obtain it. TRIO will cover approved licensing costs. What TRIO Provides To support the engagement, TRIO will provide: A company-issued MacBook configured for access to TRIO’s systems. Access to the systems, information, and internal resources needed to service the portfolio.
Approved budgets for client engagement and account servicing. Payment of approved Kentucky real estate licensing costs. Meaningful autonomy in organizing and carrying out the work while meeting agreed-upon client, portfolio, and service requirements.
Independent Contractor Structure This opportunity is structured as an ongoing independent contractor engagement rather than a traditional employee position. Anticipated annual contract compensation is $85,000–$120,000 , based on experience and the final scope of services.
Compensation
is paid by direct deposit through payroll twice per month, on the 15th and 30th. The professional may be paid individually or through an eligible business entity, subject to TRIO’s contracting and payment requirements. Employer-sponsored health insurance, retirement benefits, traditional paid leave, and employee payroll withholding are not provided.
The contractor is responsible for their own tax planning, insurance, business expenses, and choice of business structure. Contractors should consult their own tax, legal, and financial professionals regarding estimated tax payments, deductions, insurance, and whether operating individually or through an LLC or S corporation is appropriate for their circumstances.
Time away will be coordinated in advance to maintain appropriate client and property coverage.
