Job description

Woodruff Property Management Company is seeking a skilled and dependable Painter to support property maintenance operations. This role is responsible for This position is responsible for preparing and painting apartment units, common areas, and building exteriors to ensure properties are clean, well-maintained, and ready for new residents.

The ideal candidate takes pride in their work, pays close attention to detail, works efficiently, and can meet apartment turnover deadlines while maintaining a high standard of quality.

Key Responsibilities

Clean, scrape, sand, patch drywall, repair holes and cracks, and apply primer to walls, ceilings, doors, trim, and other surfaces. Painting & Finishing: Apply latex, enamel, stains, sealers, and other coatings using brushes, rollers, and spray equipment. Apartment Turnovers: Prepare and repaint apartments efficiently so units are ready for scheduled move-ins.

Touch-Ups & Repairs: Perform paint touch-ups and minor drywall repairs in occupied units, common areas, and exterior areas as needed. Site Protection: Properly protect flooring, cabinets, fixtures, hardware, outlets, and other surfaces from paint and overspray. Common Area & Exterior Painting: Paint hallways, stairwells, lobbies, doors, fencing, siding, exterior trim, and other property areas.

Color Matching: Match existing paint colors and finishes for repairs and touch-ups. Inventory & Equipment: Maintain an organized supply of paint, materials, and equipment and report when supplies need to be replenished. Safety & Cleanliness: Follow company safety procedures, use appropriate PPE, maintain a clean work area, and safely use ladders and other equipment.

Teamwork: Work closely with maintenance technicians, carpenters, property managers, and other staff to complete work efficiently.

Qualifications

& Requirements 1–2 years of residential or commercial painting experience preferred. Apartment turnover experience is a plus. Knowledge of surface preparation, drywall patching, primers, paints, stains, and sealers. Experience using brushes, rollers, and paint sprayers . Ability to properly match existing paint colors and finishes.

Ability to work independently and as part of a maintenance team. Strong attention to detail and pride in quality workmanship . Ability to meet scheduled apartment turnover deadlines . Ability to stand, bend, kneel, reach, climb ladders , and work in various positions throughout the day. Ability to lift up to 50 pounds .
