Preconstruction Estimator II
Job description
Preconstruction Estimator II Position Overview As a Preconstruction Estimator II at a Modigent operating company, you will prepare accurate cost estimates and support competitive bids for commercial HVAC, plumbing, piping, and mechanical systems projects. Working under the guidance of senior preconstruction staff, you will handle quantity takeoffs, analyze contract documents, coordinate with suppliers and subcontractors, and contribute to complete bid packages.
This mid-level role offers increasing independence while building the skills needed for greater responsibility in preconstruction.
Duties and Responsibilities
Prepare detailed and conceptual cost estimates for commercial HVAC, plumbing, piping, and mechanical projects (plan-and-spec, design-build, and cooperative purchasing). Thoroughly read, interpret, and analyze contract documents including plans, specifications, addenda, scopes of work, and general conditions. Perform accurate quantity takeoffs from drawings and specifications for materials, labor, equipment, and subcontractor scopes.
Organize estimate data, pricing information, and assumptions; solicit and clarify pricing from suppliers, vendors, and subcontractors. Assist in (and increasingly lead) the preparation of complete bid proposals, RFP/RFQ responses, bid packages, and presentations. Identify potential risks, value engineering opportunities, constructability issues, and cost-saving alternatives during the estimating process.
Maintain complete, organized project records, estimate files, and documentation for audits and handoffs to operations. Support senior estimators and the preconstruction team with special projects, research, bid strategy input, and related tasks as needed. Supervisory Responsibilities None (individual contributor role with opportunities to mentor junior estimators as experience grows).
Requirements/Qualifications Experience: 4–7+ years of relevant experience in construction estimating, preconstruction, or mechanical project coordination (commercial mechanical/HVAC/plumbing strongly preferred).
Education
Bachelor’s degree in Construction Management, Engineering, or a related field preferred; equivalent experience considered. Physical Demands: Primarily office-based with occasional job site visits; ability to review plans and documents for extended periods. Work Environment/Safety: Professional office setting with hybrid options.
Occasional travel to project sites may be required. This is not a safety-sensitive position.
Required Skills
Solid working knowledge of commercial construction practices, mechanical systems (wet-side/dry-side HVAC, plumbing/piping), and blueprint/specification interpretation. Proficiency with estimating software and digital takeoff tools (training provided on company platforms); advanced Microsoft Excel, Word, and Outlook skills.
Strong attention to detail, organizational abilities, and analytical/problem-solving mindset. Effective written and verbal communication skills with a professional demeanor. Ability to work independently on assigned estimates while contributing effectively as part of a team. Commitment to accuracy, timeliness, and quality in a fast-paced preconstruction environment.
