YOUR ROLE IN PROPERTY MAINTENANCE

As a Maintenance Technician III, you'll independently handle advanced maintenance and repairs across residential properties while providing technical guidance and support to other technicians.

Advanced Maintenance & Repairs: Diagnose and complete complex repairs involving plumbing fixtures, appliances, carpentry, drywall, flooring, and building components. Preventative Maintenance & Inspections: Inspect and maintain building systems, HVAC equipment, and property amenities. Property Turnovers & Make-Ready: Complete unit turns, repairs, and preparations to ensure homes are ready for new residents. Technical Leadership & Support: Assist with troubleshooting, train less-experienced technicians, and recommend solutions for complex maintenance issues. Work Orders & Safety: Manage work orders, document repairs, follow safety procedures, and respond to emergency maintenance needs.

WHAT MAKES SOMEONE SUCCESSFUL AT IWM?

We're looking for an experienced maintenance professional who takes ownership of their work, demonstrates strong technical skills, and leads by example.

Five or more years of residential maintenance, facilities maintenance, construction trades, or related experience required Valid driver's license, ability to meet company driving requirements, travel between properties, and participate in on-call maintenance Ability to independently prioritize work orders, diagnose problems, and complete repairs Advanced troubleshooting skills and experience performing repairs across multiple maintenance trades Experience with preventative maintenance, property inspections, unit turnovers, and emergency repairs Basic proficiency in Microsoft Office, smartphones, and maintenance management systems; AppFolio experience preferred Strong communication, customer service, and ability to mentor less-experienced technicians

This position involves physical maintenance work, including lifting up to 50 pounds independently, occasionally moving up to 100 pounds with assistance or appropriate equipment, climbing ladders, bending, kneeling, and working indoors and outdoors, with or without reasonable accommodation.
