Development Manager

Affordable Equity Partners, Inc. (AEP) is a real estate finance company that has syndicated over $4 billion in tax credits to build or preserve homes for working class families and seniors. In addition to our role helping shape federal legislation, AEP was instrumental in drafting the legislation for the state tax credit in multiple states.

The Development Manager will originate and coordinate all development tasks necessary for successful Low Income Housing developments and other state and federal housing credits (disaster relief, etc) . Working on the ground in the development areas, the development manager will identify sites, underwrite development sources and uses, oversee LIHTC applications, and work with equity investors and lenders through the closing process.

The Development Manager will work independently supported by a strong back office staff including a team of Development Coordinators to assist in all phases of the development cycle.

Essential Functions

• Review and summarize state specific QAP’s
• Identify and analyze potential sites for new construction developments and acquisition targets for acquisition-rehab developments.
• Negotiate terms for site control of development sites
• Work with local civic leaders for support of a development and coordinate all related community approvals.
• Manage City approval process including but not limited to rezonings, variance requests, construction plan approvals and permitting.
• Attend state specific QAP training meetings.
• Underwrite development project budgets.
• Work with other development team members to assemble and submit competitive LIHTC applications.

Qualifications

• Bachelor’s degree in Real Estate, Finance or related field
• Experience in and knowledge of the LIHTC process
• Ability to work independently
• Excellent analytical skills
• Strong written and verbal skills
• Ability to address public meetings and meet with public officials
• Strong software computing skills with Microsoft Office programs and other programs.
