Job description
Director of Property Management The Director of Property Management is primarily responsible for the leadership, development, and performance of Associate Property Managers and Senior Associate Property Managers. This role provides strategic direction, coaching, and oversight to the Property Management team to ensure consistent execution of operational standards, exceptional tenant service, and effective management of Agree Realty's real estate portfolio.
In addition to leading the team, the Director maintains accountability for a select portfolio of assets and oversees key property management functions, including vendor management, capital projects, property inspections, budgeting, and tenant relations. The Director serves as a subject matter expert within the department and drives operational excellence, team development, and portfolio performance across their assigned region.
What you will do
Directly lead, coach, and develop Associate Property Managers and Senior Associate Property Managers. Own the talent management responsibilities of onboarding, performance management, development planning, and retention for their team. Establish individual goals, and key performance indicators (KPIs) and hold team members accountable for results.
Provide ongoing mentorship and technical guidance to ensure consistent application of property management processes and best practices. Foster collaboration, knowledge-sharing, and professional growth across the Property Management team. Serve as a resource and escalation point for complex tenant, vendor, lease, and property-related matters.
Participate in and lead hiring efforts for Property Management positions. Coordinate and lead regional team meetings and department initiatives. Additional Responsibilities: Oversee property management activities across a designated portfolio which may include the following responsibilities: Negotiate and administer annual service contracts.
Conduct quarterly property inspections while effectively managing operating expenses. Bid, review, recommend approval for, and oversee maintenance and capital expenditure projects. Review and approve invoices within established authority limits. Oversee roof leak work orders and after-hours emergency response processes.
Develop project scopes, monitor project completion, and ensure timely closeout of work orders. Interpret leases and governing documents to determine maintenance responsibilities and shared cost obligations. Maintain expert-level knowledge of REAs, declarations, condominium documents, and other governing agreements, while coaching team members on their application.
L ead property onboarding activities, including utility transfers, warranty transfers, vendor sourcing, and electronic file setup. Ensure the delivery of high-quality tenant service and timely resolution of tenant requests and issues. Strategic & Operational responsibilities: Manage or lead Property Management department projects and represent the department on corporate initiatives.
Contribute to the development and execution of departmental strategies and operational plans. Drive continuous improvement through process optimization, standardization, and operational excellence. Source, evaluate, and maintain local, regional, and national vendor relationships. Prepare portfolio budgets, forecasts, and financial analyses to support asset management objectives.
Provide recommendations for capital repair and replacement initiatives based on inspections and maintenance trends. Collaborate with cross-functional teams to support broader company objectives. Identify opportunities to strengthen tenant relationships and support other areas of Agree Realty.

5+ years of commercial property management experience Proficient experience with Microsoft Office Products Bachelor’s degree preferred Strategic thinker that can manage multiple projects and priorities Strong mentoring skills and enjoys coaching and assisting in other team members’ professional development Self-Motivated, results driven and can prioritize projects to meet required deadlines Superior organizational skills and attention to detail Ability to identify issues and recommend solutions clearly and concisely A passion for retail real estate and brings positive energy to the team Effective verbal and written communication skills Why Agree Realty?
