Position Summary
The Restoration Project Director develops client relationships, secures new business, and oversees projects from initial response through financial closeout. This role is accountable for accurate scopes and estimates, client communication, project revenue, and profitability. Working closely with Business Development, production leadership, Project Managers, and Billing, the Project Director coordinates delivery and ensures projects meet agreed requirements for schedule, budget, quality, and client satisfaction.
Sales and Client Relationships Source, qualify, manage, and close opportunities from company referrals, personal relationships, and collaboration with Business Development; meet or exceed assigned sales and revenue goals. Build and maintain relationships with owners, property managers, insurance adjusters, consultants, and referral partners to support repeat business and account growth.
Serve as the primary client contact; establish expectations, provide regular updates, address concerns, and coordinate communication among project stakeholders. Maintain accurate leads, proposals, follow-up activities, and project information in the company CRM; attend client meetings, industry events, and networking activities with Business Development.
Scope and Estimating Conduct site assessments and coordinate with mitigation, environmental, and reconstruction teams to develop accurate scopes, estimates, and supporting documentation. Prepare and review proposals, work authorizations, contracts, and reports; negotiate project terms within company approval authority and secure required authorizations.
Use Xactimate, time and materials pricing, and other approved methods to explain estimates and invoices and resolve scope or pricing questions with clients and insurance representatives. Project Oversight Lead project kickoff meetings to confirm scope, budget, target margin, schedule, responsibilities, and client commitments before production begins.
Provide project direction and mentor Project Managers; coordinate resources with production leadership and department managers, who retain responsibility for day-to-day field supervision and personnel management. Review progress, schedules, quality, and risks with project teams; resolve issues and coordinate required design, engineering, permitting, and safety support as applicable.
Identify scope changes promptly and coordinate documented change orders, pricing, client approval, and production updates before additional work proceeds, except as authorized under company emergency procedures. Financial Performance and Closeout Develop and monitor budgets, cost forecasts, and gross margins; review labor, materials, equipment, subcontractor costs, and T&M records, and take corrective action when variances arise.
Coordinate with Billing on payment terms, deposits, progress and final invoices, and collections; resolve billing questions and review outstanding balances regularly. Coordinate final inspections, punch lists, client acceptance, complete documentation, and financial closeout; pursue customer feedback and future opportunities.
Required Qualifications At least five years of progressively responsible experience in restoration or reconstruction, including estimating, sales, client management, and project leadership. Demonstrated ability to secure business, manage multiple projects, and achieve revenue and profitability goals. Proficiency with Xactimate or comparable estimating software, and working knowledge of time and materials pricing and documentation.
Experience developing scopes and budgets, reviewing insurance estimates, negotiating contracts and change orders, and coordinating billing and collections. Strong written and verbal communication, organization, problem-solving, and financial reporting skills; ability to explain scope, pricing, and project status clearly.
Ability to collaborate with Business Development, production teams, and Billing while maintaining accurate CRM records and project documentation.
Preferred Qualifications
Prior Project Director experience and experience with commercial, multifamily, institutional, or large-loss restoration projects. Bachelor’s degree in business, construction management, or a related field, or equivalent relevant experience. IICRC certifications, including Water Damage Restoration and Fire and Smoke Restoration; Xactimate certification; OSHA 10 or OSHA 30 training.
Familiarity with mitigation, environmental services, reconstruction, and digital project documentation tools such as Matterport, Encircle, and Company. Cam. Schedule and Travel Participate in the company’s on-call rotation and provide after-hours support for emergency response and time-sensitive client or project needs.
Some travel, site visits, and evening client or industry events may be required based on project assignments and business needs. Performance Expectations Performance is evaluated against assigned sales and revenue goals, project gross margins, estimate accuracy, schedule commitments, change order timeliness, billing and collection progress, client satisfaction, and the completeness of project and CRM records.
Specific targets are established by company leadership.
Compensation
and Benefits Base salary ranges from $85,000 to $110,000 per year, based on education, experience, knowledge, skills, and work location. Performance-based incentive compensation is provided under the applicable company compensation plan. Company vehicle and gas card.
