Property Manager — RISE Baymeadows Jacksonville, FL | $82,000–$87,000 annually Running an apartment community well takes more than keeping occupancy up and reports on time. It takes someone who knows what is happening across the property — with the residents, the team, the apartments, and the numbers — and can step in before small issues become bigger ones.

At RISE Baymeadows, we’re looking for a Property Manager who can take ownership of the community and lead from the front. Someone who can build a strong onsite team, deliver a great resident experience, understand the financial side of the business, and hold people accountable without losing the human side of leadership.

What You’ll Be Doing You’ll be responsible for the overall performance of RISE Baymeadows, including the people, resident experience, leasing performance, financial results, and day-to-day operations of the community.

That includes: Leading, coaching, and developing the onsite team Creating clear expectations and holding the team accountable for results Driving occupancy, leasing activity, renewals, and resident retention Monitoring traffic, conversions, availability, and market conditions and adjusting strategy when needed Overseeing the resident experience from move-in through renewal Addressing resident concerns and helping resolve escalated issues Managing delinquency and supporting strong collections practices Reviewing financial performance, expenses, and budget variances Managing the community budget and identifying opportunities to improve performance Partnering closely with maintenance leadership to ensure work orders, turns, inspections, and property standards stay on track Walking the property regularly and maintaining strong curb appeal and community standards Ensuring policies, procedures, Fair Housing requirements, and company expectations are consistently followed Communicating community performance, challenges, and opportunities to regional leadership Building a team culture where people communicate, take ownership, and understand what is expected of them What We’re Looking For We’re looking for someone who understands that being a Property Manager means owning the entire operation — not just one part of it.

Ideally, you bring: Previous property management experience, preferably as a Property Manager or Community Manager Strong experience leading and developing an onsite team A solid understanding of leasing, occupancy, renewals, collections, and resident retention Experience managing budgets, expenses, and community financial performance Strong problem-solving skills and the ability to make decisions without needing constant direction The ability to balance resident service with the business needs of the property Strong communication and organizational skills Knowledge of Fair Housing and applicable property management regulations Comfort using property management software, reporting tools, and performance data to make decisions This Role May Be a Fit If...
