POSITION SUMMARY

The Groundskeeper is responsible for the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings of multi-family residential apartments.

RESPONSIBILITIES

Maintaining a professional image and attitude in keeping with the objectives of the company and the resident’s welfare. Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings. Responsible for daily upkeep of the property buildings and grounds which includes cleaning and removing of trash.

Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property and/or the management company. Responsible for reporting unusual or extraordinary circumstances regarding the property or residents. Responsible for maintaining the required property uniform and ensuring a professional appearance and attitude at all times.

Responsible for courteous, efficient response at all times. Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times. Responsible for thorough knowledge of management company policies and property community policies. Assist in the preparation of market ready units, including remove trash from vacant apartments (trash outs) prior to make-ready.

Assist Maintenance Supervisor/Property Manager and/or perform assigned maintenance tasks in a timely manner. Assist in the cleaning of available apartments and or models. Assist in the troubleshoot/repair of mechanical, carpentry and electrical problems. Report any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Maintenance Supervisor.

Meticulously maintains curb appeal. Spreads salt on public passageways to prevent ice buildup and assist maintenance team with snow removal (if applicable). Assist management team with other various tasks required. Ensures that unsafe conditions are corrected in a timely manner. Learns and ensures compliance with all company, local, state and federal safety rules.

Immediately report all unsafe conditions.

QUALIFICATIONS

High School Diploma or General Education Degree (GED) Operate vehicle and driver’s license required according to community needs. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals Ability to understand instructions and communicate in basic English
