Job description
Director of Property Management Manager Property Management | Newport Beach, CA Lead the Division. Build It to Last. All. View is hiring a Director of Property Management to own our property management division: its people, its processes, its compliance, its growth and its results. This is not a senior property manager role with a bigger title.
You will run the division, lead through our Portfolio Managers, and leave it stronger every quarter. All. View Real Estate is a full-service real estate and property management company with offices in Newport Beach, San Diego and Santa Monica. We manage over $750M in assets for owners across Southern California, focused on single-family, multifamily, and commercial properties.
We are an entrepreneurial minded, regional firm running the business on EOS (Entrepreneurs Operating System). Position at a Glance Title Director of Property Management Reports to Chief Executive Officer Type Full-time, exempt Compensation $125,000 to $140,000 base, plus a 10% annual performance bonus Location In-office at our Newport Beach headquarters The Role You own the division and its results, including how it performs financially.
Our Senior Business Development Manager and Marketing Director support growth, but the division's door count is yours to grow. Our Portfolio Managers run the day-to-day, and your job is to make them better at it. When something breaks, you find the root cause and fix it, update the process and train the team so it stays fixed.
If you are used to jumping in and fixing everyone's mistakes yourself, this is not the role for you.
Key Responsibilities
Growth and Client Success Own door growth and owner retention, setting goals with Sales and Marketing and stepping in when results fall short. Review every lost door, find the cause and put a fix in place. Make sure new owners have a smooth first 90 days, and join pitches for larger or strategic accounts. Protect All.
View's review rating with fast, clear and professional owner and resident communication. Financial and Portfolio Performance Own division results: revenue per door, ancillary income, fee capture and labor cost against revenue. Hold each Portfolio Manager accountable for AR, renewals, turns, days on market, inspections and maintenance follow-up.
Approve expenses and vendor bids within authority limits, and balance portfolio sizes as the division grows. Compliance Serve as the division's compliance owner across California and local requirements in every market we serve. Audit files, notices, deposits and fair housing practices regularly, and get ahead of new laws before they take effect.
Keep records complete and accurate in the property management system. Leadership and Process Hire, coach, discipline and terminate within the division, in partnership with HR. Run weekly department meetings and the scorecard, and hold quarterly conversations with each direct report. Own the division's written processes and keep them current, so every region runs the same way.
Build bench strength so every Portfolio Manager has a trained backup. Sit on the Leadership Team: report the scorecard, own quarterly Rocks and solve issues through IDS. What Success Looks Like Within your first year, you will be measured on a weekly scorecard covering AR, renewals, turns, days on market, owner retention, net door growth and review ratings.
Success looks like this: Owners stay, and they refer others. Every portfolio hits its scorecard most weeks, and when one does not, you already know why and have a plan. The team runs the same process in every region, so a new hire or a backup can step in without missing a beat. Mistakes get fixed once, through training and process, not over and over.
The division grows without its results slipping. What Winning Looks Like We set a high bar, and we want you to know it up front. A top performer in this seat, by the end of year one: Hits every scorecard target most weeks, with AR under 1% in every region. Grows net doors every quarter, can explain every lost door, and has losses trending down.
Leads Portfolio Managers who solve problems on their own, so escalations are rare and you are coaching, not fixing. Has a trained backup for every Portfolio Manager and at least one team member ready for promotion. Passes every compliance audit with no significant findings, and has new California laws built into our processes before they take effect.
Brings solutions, not just issues, to the Leadership Team, and completes every quarterly Rock. Runs the division so well that leadership never needs to step into its day-to-day decisions. Required Qualifications 5+ years of residential property management experience, including at least 3 years of proven leadership as a director, regional manager or department head over a team of property managers.
Experience as an individual property manager alone does not meet this requirement. Strong working knowledge of California landlord-tenant law, fair housing, security deposit and notice requirements. Active California DRE license. A track record of improving operations through processes, training and accountability, with measurable results.
Comfortable owning financial results, including reading a P&L and managing revenue and labor cost per door. Detail oriented, with the discipline to follow through and audit the details. Experience with App. Folio or comparable property management software.
Preferred Qualifications
Experience in third-party single-family and small multifamily management across multiple Southern California markets. Experience driving owner acquisition or door growth. CPM, MPM or RMP designation. Experience working in an EOS company.
Compensation
$125,000 to $140,000 base, plus a 10% annual performance bonus tied to the division scorecard.
Benefits
health coverage, a safe harbor 401(k), three weeks of PTO, a phone allowance, vehicle reimbursement, professional development including industry designations and DRE license renewals, team outings, company lunches and happy hours. Work Location This is an in-office role at our Newport Beach headquarters, with travel to our San Diego and Santa Monica offices as needed.
Property management is a service business, and the best results come from being close to the team, the owners and the homes we manage. You will be in the room where decisions get made, and you will help shape how All. View grows. All. View Real Estate is an Equal Opportunity Employer. We celebrate diversity and are committed to creating an inclusive environment for all employees, regardless of race, color, religion, sex, national origin, age, disability, veteran status, sexual orientation, gender identity, or any other protected characteristic.
