Senior Property Manager- Columbia, MD/Washing
$80k to $90k
Job description
SUMMARY RENOSY by Renters Warehouse manages single-family rental homes for individual investor-owners across multiple U.S. states. Reporting to the Regional Head of East, the Senior Property Manager and Broker leads the property management operation of the Company's Washington, DC office and serves as the Company's designated broker for its licensed activity in the District of Columbia and Maryland, covering the Washington, DC and Columbia, MD offices.
This is a working leadership role: the position leads from inside the work, and the broker license is exercised in the business every day, not held in name only. The primary duty of this position is the management of the Washington, DC office's property management operation, a customarily recognized subdivision of the Company, and the position customarily and regularly directs the work of two or more other full-time equivalent Company employees.
The Company operates on App. Folio as its system of record and Lead. Simple as its CRM. Pricing and fee schedules, management agreement and lease templates, tenant screening criteria, and the trust accounts are set and maintained centrally; this position applies them consistently in both offices. In supervising licensed activity as District of Columbia and Maryland law requires, this position exercises the broker's independent professional judgment.
No business instruction overrides the broker's legal obligations; any disagreement is escalated to Legal and the Chief Executive Officer. Base salary for this position is $80,000 - $90,000 with potential for additional compensation.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Lead property management in the Washington, DC office. Run day-to-day property management for the homes the office manages which includes owner and resident communication, maintenance coordination with the central and field teams, renewals, move-outs, and collections follow-up and work alongside the team on the hardest cases. Restore the fundamentals that keep owners: response speed, continuity of the assigned contact, and follow-through. Trace owner complaints and cancellations back to their cause and address them through service. List prices, new plans, and any fee change or concession are set centrally; do not discount fees to retain an owner; escalate any concession request centrally.
- Serve as the Company's designated broker in DC and Maryland. Serve as the Company's designated broker for its licensed activity in the District of Columbia and Maryland, under the designation each jurisdiction's real estate commission requires, as assigned by the Company. Supervise licensed activity in both offices: confirm that everyone performing work that requires a license holds an active license and completes required continuing education, and that work by unlicensed personnel stays within what applicable law permits. Ensure that listings, including rental listings, are placed under the Company's brokerage in accordance with commission and MLS rules, and that advertising meets applicable requirements. Maintain the brokerage records each jurisdiction requires and, with Legal, serve as the Company's point of contact for commission audits, inquiries, and consumer complaints.
- Protect client funds and keep the brokerage free of conflicts. Ensure that rent, security deposits, and all other client funds are received and deposited only through the Company's designated trust and operating accounts and processes and never through a personal account or outside Company process. As broker, oversee compliance with District of Columbia and Maryland trust and escrow requirements for both offices, working with central Property Accounting, which maintains the accounts and their reconciliation, and report any exception immediately to the Regional Head of East and Legal. Use only Company-approved vendors; disclose any personal or financial interest in a vendor, client, or property before any business is done, and do not direct Company or client work to a business in which this position has an interest without the Company's written approval.
- Make fair housing the standard in both offices. Ensure that every applicant and resident is treated consistently under federal, District of Columbia, and Maryland fair housing law, including protections based on source of income, such as housing vouchers. Applications are screened against the Company's written, objective criteria, applied by licensed personnel where state law requires it; changes to the criteria themselves are made centrally. Make sure advertising, showings, and conversations never steer anyone toward or away from a home or neighborhood. Deliver and track required training, observe practice in the field, and correct issues promptly with Human Resources and Legal.
- Own leasing and occupied operations in the office. Own the days from move-out to listing and the process from showing to signed lease, so that homes do not sit vacant, and keep current the rental housing licenses and registrations for which the Company is responsible. The assessment of deductions from security deposits and their return, statutory deposit deadlines, and the legal sufficiency of eviction proceedings are owned centrally, and nothing is filed without counsel's confirmation; this position supplies the underlying facts and documentation on time, and the Regional Head of East makes the economic decision on whether to file, settle, or continue. Self-help eviction such as changing locks, removing belongings, or shutting off utilities which is prohibited under all circumstances.
- Lead and develop the office team. Directly supervise the property management and leasing staff of the Washington, DC office: set clear expectations, hold regular one-on-ones and team meetings, and coach and develop each person. Keep the office working in person in line with Company policy. Interview candidates for the office, and recommend hiring, corrective action, and terminations to the Regional Head of East; decisions are made through the Company's approval process with Human Resources. Suggestions and recommendations from this position as to the hiring, firing, advancement, promotion, or any other change of status of other employees are given particular weight by the Company.
- Support the Columbia, MD office's transition. As the Regional Head of East directs, help move the Columbia, MD office onto the Company's operating model with new owner leads handled through the Company's business development process, leasing and property management on the Company's common procedures, and in-office operations while keeping service to current owners and residents uninterrupted. Throughout, supervise licensed activity in that office as broker.
- Carry both offices onto the Company's common platform. Support the migration of both offices onto App. Folio, Lead. Simple, and the Company's common procedures, with central support, and make the new way of working stick. Keeping system data accurate and current is part of the job. Raise any central service not working in the field with specific evidence.
