Property Maintenance Technician
Job description
We are seeking a skilled and reliable Property Maintenance Technician to join our property management team. In this role, you will be responsible for the day-to-day upkeep, routine maintenance, and minor repairs across our portfolio of residential and/or commercial properties. You will serve as the primary point of contact for tenant maintenance requests, ensuring all issues are resolved quickly and professionally.
Key Responsibilities
General Repairs: Perform minor plumbing (fixing leaks, unclogging drains), electrical (replacing outlets, switches, light fixtures), and carpentry tasks (repairing doors, fences, and cabinets). Unit Turnovers: Coordinate and perform "make-ready" tasks to prepare vacant units for new tenants, including painting, drywall repair, and appliance testing.
Preventative Maintenance: Conduct regular property inspections to identify and address potential issues before they become major repairs. Replace HVAC filters, check smoke detectors, and inspect roofs/gutters. Lawn & Grounds Maintenance: Perform routine lawn care and exterior upkeep, including mowing, edging, weed trimming, pulling weeds, trimming shrubs, and removing leaves, litter, and debris.
Maintain landscaping and keep sidewalks, entryways, and common outdoor areas clean, safe, and well-maintained. Tenant Relations: Respond promptly to maintenance work orders and interact with tenants in a friendly, professional manner. Vendor Coordination: Assist the property manager in obtaining bids and supervising specialized contractors for large-scale or licensed projects.
Emergency Response: Participate in an on-call rotation to handle after-hours maintenance emergencies (e.g., pipe bursts, lockouts).
Requirements
Minimum of 2–5 years in general maintenance, construction, or a related field. Technical Proficiency: Strong working knowledge of basic plumbing, electrical, and HVAC systems. Tool & Equipment Proficiency: Proficient in the safe use of common hand and power tools, lawn mowers, string trimmers, leaf blowers, and other grounds maintenance equipment.
Physical Stamina: Ability to lift up to 50 lbs, climb ladders, and work in tight spaces like crawlspaces. Logistics: Valid driver’s license and a clean driving record. Reliable transportation to travel between property sites is required. Communication: Excellent verbal and written communication skills for documenting work and interacting with staff and tenants.
Electronic: Basic knowledge of computer and Office software.
Benefits
We offer health, dental, and vision insurance options to support our team’s health and well-being. Details about coverage, eligibility, and enrollment will be provided during the hiring process.
