Description Community Association Manager (CAM), Portfolio Full-Time | Cumming, GA | Hybrid Job Description Beacon Management Services is seeking an experienced, proactive, and service-oriented Community Association Manager (CAM) to oversee a portfolio of homeowner's associations (HOAs) and condominium associations throughout the Atlanta metro area.

This role serves as the primary point of contact for assigned communities, working closely with Boards of Directors, homeowners, vendors, and internal support teams to ensure effective community operations and exceptional service. The ideal candidate is organized, accountable, and confident in managing competing priorities while maintaining strong relationships with community stakeholders.

This individual will oversee daily operations, coordinate maintenance and vendor projects, assist with budgeting and financial reporting, and ensure community standards and governing documents are upheld. Success in this role requires strong communication, sound judgment, and the ability to take ownership of responsibilities while collaborating with leadership and internal resources.

Job Requirements Manage an assigned portfolio of HOA and condominium communities, serving as the primary liaison for Boards of Directors, homeowners, vendors, and contractors. Build and maintain strong relationships with Board members, providing guidance, regular updates, and professional recommendations regarding community operations.

Prepare for and lead Board meetings, provide management updates, and ensure action items are documented and completed in a timely manner. Assist with budget preparation, financial planning, and expense monitoring for assigned associations. Review vendor invoices, verify charges against contracts and completed work, code expenses appropriately, and approve payments in accordance with approved budgets and company policies.

Review monthly financial statements, including balance sheets, income statements, budget-to-actual reports, reserve balances, and delinquency reports. Work with the Accounting team to resolve discrepancies and communicate financial information to Boards. Prepare and distribute Board packets, management reports, newsletters, letters, and other community communications.

Oversee maintenance projects, coordinate service requests, and monitor vendor and contractor performance to ensure work meets established expectations. Conduct property visits, inspections, violation drives, and amenity checks as required by association contracts. Respond to resident concerns, maintenance issues, and emergency service requests promptly and professionally.

Maintain accurate community records, contracts, correspondence, and other documentation. Track outstanding action items and provide consistent updates to Boards, residents, vendors, and leadership. Maintain timely communication, including responding to voicemails within 24 hours and emails within 48 hours. Collaborate with the Regional Director, Administrative Assistants, Accounting team, and other internal departments to address challenges and support community needs.

Communicate workload concerns, competing priorities, and support needs to leadership proactively. When applicable, assist with supervising direct reports, providing performance feedback, and conducting annual evaluations in coordination with Human Resources. Demonstrate accountability, initiative, professionalism, and a commitment to continuous improvement while managing a demanding portfolio.

Requirements

Qualifications Must possess and maintain an active Georgia Community Association Manager (CAM) License or an active Georgia Real Estate License, or obtain the required license before the date of hire. Two or more years of community association or property management experience preferred. Associate's or bachelor's degree preferred, or equivalent professional experience.

Knowledge of association operations, budgeting, accounts payable, financial reporting, property maintenance, and vendor management. Ability to read, interpret, and explain financial statements and budget variances. Experience with property management software; Vantaca experience is a strong plus. Strong organizational, communication, leadership, and problem-solving skills.

Ability to manage multiple priorities, meet deadlines, and follow through on commitments. Professional demeanor and the ability to navigate sensitive situations with diplomacy and sound judgment. Willingness to seek guidance, accept feedback, and collaborate with internal teams when needed. Valid driver's license and clean driving record.

Must successfully pass a background check. Schedule & Work Location Monday through Friday, with occasional weekends as needed. Hybrid schedule with a minimum of one day per week in the corporate office. Additional in-office days may be required based on management direction and business needs. Business casual attire in accordance with company policy.
