We are seeking an experienced Commercial Real Estate Paralegal / Closer to own commercial transactions from start to finish, with a core focus on commercial transaction, Comland acquisition, development, and lot takedowns for homebuilders. The ideal candidate understands how a commercial file moves from contract and diligence through survey, title, entitlements, lender requirements, closing, funding, recording, and post-closing deliverables — and can shift between active files as deadlines require.
In this role, the Closer is the person who makes sure the file is ready, the parties are informed, and the closing happens without surprises. You will be customer-centric, take initiative, and work as the ultimate problem solver for developers, homebuilders, lenders, surveyors, title underwriters, and opposing counsel.

Responsibilities Include
Full-file ownership. Manage commercial real estate transactions from opening through post-closing, including purchases, sales, refinances, development closings, and phased lot takedowns. Land acquisition. Support purchase agreements, options, assignments, and related amendments; open title, order and track surveys, and coordinate diligence items with the client, seller, and third parties.
Development closings. Help move development files from contract to closing, including coordination of plats, easements, declarations, development agreements, lender and equity conditions, and recording packages. Lot takedowns for homebuilders. Administer takedown schedules, partial releases, lot-level title updates, prorations, and builder, lender, and seller communications so each lot closes on the agreed timeline.
Title and survey. Review commitments and pro formas, track requirements and exceptions, confirm curative items are complete before closing, and send final title documents to the insuring title company. Settlement and funding. Prepare and revise ALTA/HUD or other commercial settlement statements, balance figures with lenders and parties, obtain funding approval, and reconcile the closing register.
Party communication. Serve as the point of contact for buyers, sellers, developers, homebuilders, brokers, lenders, and counsel on status, document flow, figures, and closing logistics. Respond to distribution and file emails within firm policy, and route pre-closing versus closer items correctly. Client service standards.
Meet client service-level agreements and escalate early if a timeline is at risk. Closing day and after. Prepare the closing package, coordinate execution and notarization (in person or remote, as the file requires), confirm recording, and complete post-closing deliveries, including recorded documents, policies, and client close-out packages.
Multi-state practice. North Carolina and South Carolina experience required, Georgia closing preferred.
Qualifications
3+ years of commercial real estate closing experience with a law firm, title company, or lender; land, development, or builder lot-takedown experience strongly preferred. Experience as a Paralegal at law firm preferred Experience closing in North Carolina and South Carolina is required. Georgia preferred. Must have experience in closing software; Qualia experience a plus.
Detail-oriented, organized, and able to manage multiple active files with competing deadlines Humble and teachable Strong task management skills with an ability to adapt in a fast-paced, changing environment Customer-centric – the customer always comes first! Solution-oriented with excellent problem-solving skills Excellent written and verbal communication skills Technical aptitude along with a proficiency in Microsoft Office Suite products High school diploma is required.
