Job description

Position Title : Facilities Maintenance Technician Reports To : Director of Facilities Location : Capitol Technology University, Laurel, Maryland Position Type : Full-Time Position Overview Capitol Technology University seeks a hands-on Facilities Maintenance Technician to join our Facilities team. This position is responsible for helping maintain, repair, improve, and renovate the University’s buildings, grounds, furnishings, and related systems.

The successful candidate will have a practical general construction or facilities maintenance background and be comfortable performing a wide range of routine repairs and small renovation projects involving carpentry, drywall, painting, plumbing, electrical, mechanical, and finish work. The position is not intended to require a licensed specialist in every trade.

Rather, the University is seeking a versatile maintenance professional who can independently complete work typically associated with an experienced maintenance technician or early-career journeyman, recognize when specialized or licensed contractor support is required, and assist the Director of Facilities in keeping campus facilities safe, functional, attractive, and well maintained.

Candidates with advanced skills in one or more construction trades are especially desirable.

Key Responsibilities

General Maintenance, Repairs & Troubleshooting Perform routine and intermediate-level repairs to University buildings, classrooms, offices, laboratories, residence areas, common spaces, and other campus facilities. Diagnose building maintenance issues, identify practical repair solutions, obtain needed materials, and complete work in a safe and timely manner.

Perform general carpentry and finish work, including framing and blocking, door and hardware repair, trim and molding, shelving, cabinetry, ceiling tile replacement, and other wood or composite material repairs. Repair and finish drywall and plaster surfaces, including patching, sanding, preparation, painting, caulking, and other interior and exterior finish work.

Perform basic plumbing work such as repairing leaks, unclogging drains, replacing faucets, valves, toilets, supply lines, traps, and other fixtures, and identifying issues that require a licensed plumber. Perform basic electrical maintenance permitted for the position, such as replacing switches, receptacles, lighting fixtures, lamps, ballasts/drivers, and similar components, while referring work requiring a licensed electrician to the appropriate contractor.

Assist with mechanical and HVAC maintenance, including filter replacement, basic troubleshooting, thermostat and equipment checks, minor component replacement where appropriate, and coordination with service vendors for more complex repairs. Maintain, assemble, repair, relocate, and install University furniture, fixtures, equipment, appliances, signage, and building accessories as needed.

Renovation & Campus Improvement Projects Complete small renovation and improvement projects from demolition through final finish, including selective demolition, wall repair or construction, drywall installation, painting, flooring and ceiling repairs, fixture installation, trim work, and related punch-list items. Assist the Director of Facilities with planning and sequencing campus renovation projects, estimating material needs, preparing work areas, coordinating access, and minimizing disruption to University operations.

Read and follow basic plans, sketches, manufacturer instructions, and project scopes in order to complete repair and renovation work accurately. Coordinate with outside contractors and vendors as directed, including providing site access, explaining field conditions, monitoring progress, and assisting with project closeout or corrective work.

Identify opportunities for cost-effective repairs and improvements that extend the useful life of campus buildings, finishes, fixtures, and equipment. Preventive Maintenance & Facility Inspections Conduct routine inspections of campus buildings, rooms, roofs and accessible exterior areas, doors and hardware, plumbing fixtures, lighting, finishes, equipment, and other facility components to identify maintenance needs before they become larger problems.

Perform and document preventive maintenance on building systems, vehicles, tools, equipment, and facility components in accordance with established schedules and manufacturer recommendations. Respond promptly to work orders and service requests, document completed work, and communicate unresolved or higher-risk conditions to the Director of Facilities.

Maintain organized inventories of commonly used maintenance supplies, replacement parts, tools, and materials and notify the Director when replenishment is needed. Grounds, Exterior & Seasonal Maintenance Perform or assist with landscaping and groundskeeping activities, including mowing, trimming, planting, mulching, debris removal, and general seasonal upkeep.

Inspect and maintain exterior building elements, walkways, site furnishings, signs, fences, drainage areas, and other campus exterior features within the capabilities of the position. Participate in snow and ice removal, storm preparation and cleanup, and other weather-related campus response activities. Help maintain the cleanliness, appearance, and overall curb appeal of University buildings and grounds.

Safety, Tools & Operational Support Use hand tools, power tools, ladders, lifts, utility vehicles, grounds equipment, and other maintenance equipment safely and properly. Maintain clean and orderly work areas and follow applicable workplace safety practices, University procedures, and OSHA-related requirements. Assist with campus event setup and breakdown, including tables, chairs, staging, room configuration, and related facility support.

Provide after-hours, weekend, and emergency facilities support as scheduled, including participation in the University’s on-call rotation. Perform other facilities-related duties and projects as assigned by the Director of Facilities. Required Qualifications Four (4) or more years of progressively responsible experience in facilities maintenance, general construction, building repair, or a related skilled trade.

Equivalent combinations of directly relevant experience and technical training will be considered. Demonstrated ability to independently complete routine and intermediate maintenance, repair, and small renovation projects using sound construction and repair practices. Working knowledge of several building trades, such as carpentry, drywall/plaster, painting, plumbing, basic electrical, mechanical/HVAC maintenance, flooring, ceiling systems, or related construction disciplines.

Proficiency in the safe use of common hand tools, power tools, ladders, maintenance equipment, and groundskeeping equipment. Strong troubleshooting and problem-solving skills, including the ability to determine whether work can be completed internally or should be referred to a licensed or specialized contractor. Ability to plan and organize assigned work, identify required materials, complete tasks with limited supervision, and communicate status or concerns to the Director of Facilities.

Ability to interact professionally with students, faculty, staff, contractors, and visitors while working in occupied campus environments. Valid driver’s license and dependable transportation. Ability to meet the physical requirements of the position and successfully complete the University’s pre-employment screening requirements.

Physical Requirements The ability to bend, stretch, twist, or reach with your body, arms, and/or legs. Must be able to push, pull, lift, carry, or maneuver weights up to fifty (50) pounds independently and one hundred (100) pounds with assistance. Ability to physically access exterior and interior parts of the building, climb a ladder, and access small crawlspaces.

Requires eye-hand coordination and manual dexterity sufficient to operate tools and equipment. Sensory capability to detect odors and hear sounds necessary to detect, diagnose, and repair equipment. Periodic exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous.

Work Schedule Full-time, 40 hours per week with flexibility for evenings, weekends, and shift adjustments. Participation in an on-call rotation for after-hours emergency response.
