Role Summary
The Onsite Maintenance Lead serves as a hands-on leader responsible for scheduling, training, and overseeing the maintenance team while ensuring accurate reporting and the timely completion of work orders and property projects. This position inspects and maintains common areas, performs routine repairs and custodial work, manages supplies and cleaning services, and responds promptly to maintenance emergencies to ensure the property remains safe, clean, and well maintained.
Responsibilities
Serve as the day-to-day technical lead for maintenance technicians, providing work direction, guidance, and hands-on support. Coordinate daily work assignments and communicate staffing or scheduling needs to the Community Association Manager or Maintenance Manager. Assist with onboarding and on-the-job training of maintenance team members.
Complete required maintenance logs, work-order updates, inspections, and reports accurately and on time. Continually inspect the property for maintenance needs and opportunities for improvement; promptly report deficiencies to the Community Association Manager or Maintenance Manager. Perform light electrical, plumbing, carpentry, drywall, painting, mechanical, and general building repairs.
Support complex maintenance projects under the direction of the Community Association Manager or Maintenance Manager. Maintain the cleanliness and appearance of common-area amenities, including conference rooms, billiards rooms, laundry rooms, pool areas, and other shared spaces. Monitor the quality of contracted cleaning services, report concerns to management, and perform custodial work as needed.
Monitor inventory levels and communicate supply and material needs to management to support timely completion of maintenance work. Receive, organize, and properly store approved maintenance and janitorial supplies. Maintain and repair common elements throughout the building interiors and exteriors. Complete assigned service requests and work orders safely, efficiently, and to established quality standards.
Pick up and remove trash and move dumpsters as needed for scheduled collection. Remove weeds, trash, and animal waste from common-element rock areas, flowerbeds, and building grounds as necessary. Respond promptly to emergency maintenance calls during scheduled working hours. Respond to after-hours calls from the Building Engineer, Community Association Manager, or Maintenance Manager when assistance is needed to resolve an emergency.
Communicate with vendors regarding site access and scheduled work and assist with coordinating required property inspections as directed by management. Report observed covenant violations or community-standard concerns to the Community Association Manager; the Lead Maintenance Technician is not responsible for enforcement.
Promote safe work practices and immediately report hazards, incidents, and unsafe conditions. Perform other work-related duties as assigned. Disclaimer This description is not intended to be an exhaustive list of duties.

Qualifications
Knowledge, Skills, Abilities, and other Qualifications Lead Tech must have 3-5 years knowledge experience with building facilities maintenance. Must be team oriented work well with others, capable some electrical work, drywall, painting, mechanical repairs, and others. Able to communicate with vendors, schedule timely inspections with city for the property Must possess personal values that are in alignment with those of the company; Excellence, Partnership, Professionalism, Integrity, and Life Balance.
Knowledge of safety precautions Knowledge of basic electrical repair and replacement Knowledge of HVAC trouble shooting Knowledge of general facilities maintenance and repair with HOAs and COAs Skill in attention to detail, problem solving, and decision making Ability to prioritize and handle multiple assignments Ability to perform duties with limited supervision Ability to be work a flexible schedule in order to meet deadlines Ability to build strong working relationships with team members Valid driver's license and clean driving record required Education and Experience High School diploma or equivalent Two to three years of previous experience in COA, Apartment/Multi-Family Maintenance preferred Two or more years of experience in electrical, plumbing, painting and maintenance preferred HVAC, CPO certifications preferred Performance Standards Maintain knowledge of basic electrical repair and replacement, HVAC trouble shooting, controls, plumbing, lighting and general facilities maintenance and repair Provide excellent customer service at all times Respectful and responsive to homeowners and resident inquiries and concerns Complete all work in a timely manner with a high degree of quality Identify and utilize resources available and work in a team environment Physical Requirements Ability to stand and walk for extended periods throughout the workday.
Ability to climb stairs, ladders, bend, stoop, kneel, crouch, or reach frequently. Ability to lift, carry, push, or pull objects up to 50 pounds regularly and occasionally heavier with assistance. Manual dexterity to operate tools, equipment, and machinery safely. Visual acuity to inspect equipment, read gauges, and perform detailed tasks.
Hearing ability to detect alarms, equipment sounds, and verbal instructions in noisy environments. Ability to work in varying environmental conditions (heat, cold, dust, noise, outdoors). Ability to wear and use appropriate personal protective equipment (PPE). Ability to work varying schedules, including evenings, weekends, on-call, and overtime as required.
