Job description
Are you energized by the challenge of leasing a brand-new community from the ground up? Oakbrook Corporation is seeking a driven, results-oriented Property Manager to lead leasing and occupancy efforts for newly developed apartment communities. In this unique role, you'll be part of a dedicated lease-up team, transitioning between new communities as they open. You'll combine your expertise in property management, leasing, marketing, community outreach, and resident engagement to drive occupancy, build community awareness, and help stabilize new properties for long-term success.
If you're motivated by goals, thrive in a fast-paced environment, and enjoy seeing the direct impact of your efforts, we'd love to meet you.
What You'll Do
As a Lease-Up Property Manager, you will oversee all phases of new community lease-up operations while collaborating closely with Regional Managers and on-site teams to achieve occupancy and revenue goals.
Key Responsibilities
- Develop and execute leasing, marketing, and outreach strategies to achieve occupancy targets.
- Generate qualified traffic through digital marketing, networking, community partnerships, and local outreach efforts.
- Build relationships with employers, community organizations, referral partners, and local stakeholders.
- Monitor leasing performance, traffic sources, conversion ratios, and market conditions to adjust strategies as needed.
- Conduct regular competitive market studies and identify opportunities to increase visibility and leasing success.
- Maintain strong resident relationships and deliver an exceptional customer experience from prospect to move-in.
- Coordinate all aspects of the resident move-in process and new resident orientation.
- Follow Fair Housing regulations and all Oakbrook policies and procedures.
- Conduct regular property inspections to ensure curb appeal, community readiness, and a positive first impression for prospective residents.
- Support property stabilization efforts through resident retention initiatives and renewal programs.
- Oversee property operations including leasing, maintenance coordination, resident communication, compliance, budgeting, and vendor relationships.
- Ensure maintenance requests are managed promptly and residents are informed of any delays.
- Assist with annual operating budgets and monitor financial performance.
- Partner with Regional Managers to recruit, train, coach, and develop site team members.
- Respond to community needs and assist with after-hours emergencies when appropriate.
What We're Looking For
- Previous residential property management, lease-up, or multifamily housing experience.
- Strong leasing, sales, marketing, and outreach background.
- Proven ability to achieve occupancy goals and drive results.
- Excellent communication, relationship-building, and customer service skills.
- Strong organizational skills with the ability to manage multiple priorities and deadlines.
- Ability to analyze leasing performance and adjust strategies accordingly.
- Proficiency with Microsoft Office products including Outlook, Word, and Excel.
- Valid driver's license and ability to travel between communities as needed.
- High school diploma or GED required; Associate's or Bachelor's degree preferred.
- Affordable Housing experience.
- Experience with property management software such as MRI, Yardi, RealPage, or similar platforms.
- Previous supervisory or team leadership experience.
You Will Thrive Here If You Are:
- Relationship-focused and comfortable networking in the community.
- Adaptable and excited by the challenge of launching new communities.
- Passionate about creating exceptional resident experiences.
- Goal-oriented and motivated by achieving leasing milestones.
- A self-starter who can work independently while collaborating with a broader team.
