Maintenance Technician

TITLE: Maintenance Technician INTERNAL TITLE: Service Technician STATUS: Full Time REPORTS TO: Service Manager FLSA STATUS: Non-Exempt (Hourly) OVERVIEW The Service Technician is responsible for maintaining the physical condition and appearance of the site in a thorough, safe, and accurate manner by performing general maintenance tasks including service requests, turnover functions, and preventive maintenance.

Your role

is to assist in maintaining a high-quality living environment for the residents. Required to be on the “on call” rotation and available for resident calls after-hours. An HVAC certification is required for this role. ROLE RESPONSIBILITIES The responsibilities listed below are not all-encompassing.

1. Contributes to the curb appeal on a daily basis, ensuring a pristine community presentation including models, tour path, amenities, vacant ready apartments, leasing center and offices (where applicable)
2. Strives to meet or exceed Friedman Five Star Performance Metrics goals set on a weekly, monthly, and annual basis
3. Works as part of a team to ensure on a weekly and monthly basis that all property vacancy and turns are being completed in accordance with company timelines and standards
4. Works as part of a team to ensure on a weekly and monthly basis that company standards are being met regarding the property’s open service orders
5. Responsible to adhere to all safety policies and operate machinery and tools as required
6. Completes general maintenance repairs as assigned
7. Performs assigned in-house make-ready work
8. Responsible for 24-hour response to service requests and after-hours emergency maintenance
9. Performs and records preventative maintenance
10. Responsible for maintaining curb appeal on a daily basis
11. Maintains professional and timely communications with residents
12. Attends resident functions, creating a sense of community with staff and residents to ensure customer satisfaction and resident retention
13. Works as part of a team and assists team members as needed
14. Follows policies relating to but not limited to Fair Housing, OSHA, and Friedman Realty Group QUALIFICATIONS
15. High School Diploma or equivalent
16. One year of general maintenance experience
17. HVAC Certification is preferred but not required.
18. Ability to repair plumbing systems, electronic systems and all major appliances
19. Must be able to read and write in English at an intermediate level to read diagrams, meters, instructions, write reports, etc.
20.
