Senior Property Accountant

The Senior Property Accountant owns the books for a portfolio of properties, mostly multifamily, including properties Prime owns and properties we manage for third-party owners. The role reports to the Controller and works with corporate accounting, asset management, regional managers and site teams.

Responsibilities

•Run the month-end close for an assigned portfolio and deliver monthly financial statements on schedule •Reconcile operating, reserve and security deposit bank accounts and all balance sheet accounts each month •Prepare and post journal entries for accruals, prepaid expenses, depreciation, amortization and intercompany activity •Review general ledger detail for miscoding and correct it before close

• Maintain fixed asset and capital improvement schedules and separate capital from operating expense •Review vendor invoices with property and regional management for approval and work with AP on coding and payment timing •Work with site teams and regional managers on tenant receivables, delinquency, security deposits, move-out reconciliations and write-offs •Reconcile RUBS and utility billing when the automated process does not tie out •Work with asset and regional managers on annual operating and capital budgets and mid-year reforecasts •Prepare monthly variance reports and explain variances to management •Prepare lender reporting, debt service and covenant calculations, and escrow and replacement reserve draw requests •Prepare monthly and quarterly reporting packages for third-party owners and investors •Track construction and renovation draws and reconcile spending to budget •Prepare compliance reporting for affordable housing, PILOT and agency-financed properties •Prepare audit schedules and tax workpapers and serve as the contact for outside CPAs on assigned properties •Answer questions from owners, lenders and property management on property financials •Train and review the work of junior accounting staff •Recommend improvements to the close process and to how properties are set up in App. Folio Qualifications •Bachelor's degree in accounting or finance •5+ years of accounting experience, including month-end close for multiple entities •Real estate or property management accounting experience preferred, not required •CPA or CPA candidate preferred, not required •Working knowledge of Excel; App. Folio experience preferred •Familiarity with EliseAI, SharePoint and AI tools is a plus Pay and Benefits $90,000 to $115,000, depending on experience.
