Property Accountant

The Property Accountant supports the monthly close for a portfolio of properties, mostly multifamily, including properties Prime owns and properties we manage for third-party owners. The role reports to the Controller and works with senior accounting staff, asset management, regional managers and site teams. It is a good fit for someone early in their career who wants to learn real estate accounting.

Responsibilities

•Prepare monthly bank reconciliations for operating, reserve and security deposit accounts •Prepare balance sheet reconciliations and support schedules for review •Post recurring journal entries for accruals, prepaid amortization and depreciation •Maintain prepaid, accrual and fixed asset schedules •Code vendor invoices, route them for management approval and work with AP on processing •Answer vendor questions on invoice and payment status •Review tenant ledgers with site teams and track delinquency, security deposits and move-out charges •Research and correct RUBS and utility billing exceptions •Assemble monthly property reporting packages for review •Pull general ledger detail and prepare variance support for budgets and reforecasts •Maintain lender, escrow, reserve, insurance and compliance tracking schedules •Pull documents and prepare schedules for annual audits and tax returns •Keep accounting records and support organized in SharePoint •Help set up new properties in App.

Folio and assist with property transitions •Take on special projects as assigned by the Controller Qualifications •Bachelor's degree in accounting or finance •1 to 3 years of accounting experience; recent graduates with accounting internships considered •Real estate or property management accounting experience preferred, not required •Understanding of accrual accounting, debits and credits, and reconciliations •Basic Excel; App.

Folio experience a plus •Familiarity with EliseAI, SharePoint and AI tools is a plus Pay and Benefits $55,000 to $70,000, depending on experience.
