JOB DESCRIPTION Janitor (HOA/Condominium Community) Department Onsite Maintenance Staff Reports To Community Association Manager FLSA Status To be confirmed by HR Salary Range TBD Document Date September 29, 2026 Job Title Janitor (HOA/Condominium Community) Position Overview The Janitor is responsible for maintaining the cleanliness, safety, and appearance of all common areas within the homeowners' association (HOA) or condominium community.

This position helps ensure a clean, welcoming, and well-maintained environment for residents and visitors. Core Responsibilities Clean and sanitize interior and exterior common areas, including lobbies, fountains, hallways, elevators, clubhouses, fitness centers, restrooms, pool areas, stairs, landings, access areas, security cameras, and equipment.

Sweep, mop, vacuum, dust, and polish floors and surfaces. Empty trash and recycling containers and dispose of waste properly. Clean windows, glass doors, mirrors, and other fixtures. Maintain outdoor common areas by removing litter and keeping walkways, entrances, and recreational areas clean. Restock restroom and cleaning supplies as needed.

Report maintenance issues, safety hazards, vandalism, or damage to management promptly. Assist with setting up and cleaning up community events, as requested. Operate and maintain cleaning equipment safely and efficiently. Follow all safety procedures and use cleaning chemicals according to manufacturer guidelines. Perform other duties as assigned by the Property Manager or Maintenance Supervisor.

Qualifications

High school diploma or equivalent required. Valid Florida driver's license and reliable transportation required. Previous janitorial or custodial experience preferred. Ability to work independently with minimal supervision. Strong attention to detail and commitment to cleanliness. Reliable, punctual, and professional in appearance and conduct.

Basic communication skills in English; bilingual is a plus.
