JOB DESCRIPTION Groundskeeper Department Property Management Reports To TBD FLSA Status To be confirmed by HR Salary Range TBD Document Date October 1, 2026 Job Title Groundskeeper Position Overview The Groundskeeper is responsible for maintaining the appearance, cleanliness, safety, and overall condition of the community’s exterior common areas.

This position performs routine landscaping and grounds maintenance duties to ensure the property is well-maintained and provides a clean, attractive, and welcoming environment for residents, guests, and visitors. Core Responsibilities Maintain lawns, landscaping, common areas, walkways, entrances, and other exterior community areas.

Maintain grass and landscaped areas. Perform routine weeding, pruning, trimming, and removal of dead or overgrown vegetation. Plant, water, fertilize, and maintain flowers, shrubs, trees, and other landscape materials as needed. Blow and remove grass clippings, leaves, litter, and debris from sidewalks, parking areas, driveways, and other common areas.

Maintain the cleanliness and appearance of community amenities, including pool areas, recreational areas, entrances, and other common spaces. Assist with the removal of trash and debris from designated exterior areas. Monitor community grounds for unsafe conditions, irrigation issues, damaged landscaping, fallen branches, or other maintenance concerns and report them to the appropriate supervisor.

Perform basic grounds-related repairs and maintenance as assigned. Operate landscaping equipment, vehicles, and hand tools safely and properly. Perform routine inspection and basic care of landscaping equipment and tools. Follow established schedules for mowing, trimming, watering, landscaping, and general grounds maintenance.

Assist with preparing common areas for community events, inspections, meetings, and other activities. Maintain clean and organized work areas and properly store tools and equipment. Follow all applicable safety procedures, community rules, and property-specific policies. Provide courteous and professional service when interacting with residents, Board Members, vendors, guests, and coworkers.

Report maintenance, safety, security, or property concerns to management in a timely manner. Perform other duties and responsibilities as assigned.

Qualifications

High school diploma or GED required. Valid driver’s license required. Previous groundskeeping, landscaping, janitorial, maintenance, or related experience preferred. Experience working in an HOA, condominium, apartment, resort, or other managed property environment is a plus. Basic knowledge of lawn care, landscaping, and grounds maintenance techniques.

Ability to safely operate lawn mowers, trimmers, blowers, edgers, and other landscaping equipment. Ability to follow instructions, schedules, and established procedures. Ability to work independently with minimal supervision. Strong attention to detail and commitment to maintaining clean, attractive, and safe community grounds.

Professional communication and customer service skills when interacting with residents, Board Members, vendors, coworkers, and management. Reliable attendance, punctuality, and strong work ethic. Ability to prioritize tasks and complete assigned work within established timeframes. Ability to stand, walk, bend, stoop, kneel, crouch, and climb as required. Ability to lift, carry, push, and pull materials, tools, and equipment as needed. Ability to perform repetitive physical tasks associated with grounds maintenance. Ability to safely operate assigned equipment and tools. Ability to perform work that may involve prolonged standing, walking, and physical activity.

May require early morning, weekend, or holiday work based on community needs, weather conditions, and maintenance schedules. Maintain a professional, courteous, and resident-focused approach while working throughout the community. Part Time
