Job Title: Operations Manager Location: Tiruchirappalli (Trichy), Tamil Nadu Industry: Residential Property Management / Real Estate / Gated Communities Employment Type: Full-time, On-site Experience Level: 5 – 10 Years Work Arrangement: Day shift (requires flexibility for emergencies or association meetings) Position Overview The Operations Manager will oversee the daily administrative, maintenance, security, and facility functions of a large-scale residential community/complex in Trichy.

The role acts as the primary bridge between residents/Apartment Owners Association (RWA) and on-ground staff/vendors, ensuring safety, smooth service delivery, regulatory compliance, and cost-effective facility operations.

Key Responsibilities

1. Facility & Maintenance Management Oversee the end-to-end upkeep of common areas, clubhouse, lifts, swimming pools, STP (Sewage Treatment Plants), WTP (Water Treatment Plants), and backup diesel generators (DG sets). Implement preventive and corrective maintenance schedules to minimize asset downtime. Supervise round-the-clock water and power distribution across the residential units.
2. Vendor & Contract Management Manage external service partners (housekeeping, security, waste management, pest control, and MEP contractors). Monitor Annual Maintenance Contracts (AMCs) and conduct regular vendor performance audits against agreed Service Level Agreements (SLAs). Review vendor invoices and align with the accounts team for timely verification and payout.
3. Resident Relations & Grievance Redressal Act as the nodal contact for residents and the Resident Welfare Association (RWA) / Management Committee. Implement structured ticketing workflows for day-to-day service requests and complaints, maintaining clear turnaround times (TAT). Prepare agendas and operational progress reports for Monthly Association Meetings.
4. Security & Safety Administration Enforce access control, visitor tracking systems (e.g., My. Gate, No. Broker. Hood, or physical registers), and perimeter security protocols. Supervise fire safety systems, ensuring emergency drills, fire extinguisher refills, and alarm tests comply with local fire safety norms. Handle crisis situations (power grid failures, water shortages, medical emergencies) with sound incident response procedures.
5. Budgeting & Financial Control Assist the management committee in planning the annual operational budget (OPEX). Drive cost optimization across power consumption, fuel for DG sets, and maintenance consumables. Maintain complete inventory audits for tools, spare parts, and site assets.
6. Statutory & Regulatory Compliance Ensure adherence to municipal corporation (Trichy City Corporation) guidelines regarding solid waste management, property taxes, and health inspections.
